What goes into it

The numbers I would check before calling it a plan

Payoff, not just your current balance

Ask your lender for a payoff statement for the expected closing date. Daily interest and other charges can make the payoff different from the balance shown in your app.

What you have agreed to pay

Commission is negotiable. It is not one universal percentage. Seller credits, buyer-side compensation, repairs, and a home warranty belong in the estimate only if they are part of your actual agreement or negotiating plan.

Property-specific costs

The calculator includes $3,000 for escrow, title, transfer, and standard closing fees. That is a planning allowance, not a quote; actual charges can be higher or lower. Prorations, unpaid property taxes, HOA transfer charges, and liens can also change the result. A leased or financed solar system deserves its own close look before you promise a payoff or transfer.

Your next housing decision

If you are buying another home, the net from this sale is only half the picture. We should also look at your next down payment, monthly payment, timing, and moving costs. A good sale is one that supports the move you actually want.

Questions worth asking

Does this include capital gains tax?

No. This calculator estimates transaction proceeds, not your tax situation. A tax professional can help you evaluate any tax due and whether an exclusion applies.

Can my final number change during escrow?

Yes. Price negotiations, credits, repairs, prorations, the actual closing date, and the lender's payoff can all move it. I like to update the net sheet whenever a material term changes.

What if I still have a solar loan or lease?

Get the agreement and a current payoff or transfer procedure early. The answer depends on the contract and what the buyer and seller agree to do.
