How I market your home

Talk about your home

By Inland Empire Realtor · DRE #01971694 Updated

Preparation & pricing

A home with a well-used backyard, a quiet office or a flexible downstairs room gives buyers different things to consider. I want to understand what makes your home useful, how you have lived in it and what your next move needs to accomplish.

We start with comparable sales, the condition of the property, the likely competition and your timing. That gives us a starting point for preparation, pricing and presentation.

Marketing process

1. Prepare

We walk through the home and discuss cleaning, packing, small repairs and the spaces that deserve attention. The goal is a manageable preparation list that fits your property, budget and move.

Read the preparation guide

2. Present

We discuss photography, the rooms to highlight and the information buyers will need. The listing should help someone understand the layout, condition, outdoor space and features worth a closer look.

3. Launch

We agree on the asking price, launch timing, showing arrangements and marketing scope. I coordinate the property details, MLS entry and online presentation, then check that the information is consistent.

4. Review & adjust

Showings, buyer questions, agent feedback and competing listings give us information to discuss. I keep you informed so we can decide whether preparation, presentation, terms or pricing need another look.

Property information

Great photographs help someone notice a home. The next questions are practical: How does the floor plan work? What comes with the property? Are there HOA dues, solar agreements or other details to review?

I work with you to gather the information we can confirm and identify the questions that need documents or another professional’s input. An accurate description gives buyers a better starting point for deciding whether to visit.

You can see how property details and features come together on the featured-home page. The marketing plan for your property will depend on the home and the services we agree on.

Planning together

The calendar

Your move, photography readiness, launch date and a showing schedule you can work with.

The presentation

What to prepare, which features to explain and which property documents to gather.

The next decision

How we will review feedback, compare offers and discuss the effect on your estimated proceeds.

Services and terms are tailored to your property and confirmed in your written listing agreement.

Marketing FAQs

Do I need to renovate before listing?

We should look at the home and nearby competition before making a preparation list. Your time, budget and likely buyer response all matter. We can discuss what to do now, what to price into the sale and what deserves a professional estimate.

Is the marketing plan the same for every home?

The property, timing, presentation and agreed services shape the plan. We will discuss the photography and marketing work for your home and confirm the scope in your listing agreement.

What happens after the listing goes live?

I coordinate the next steps around showings and questions, share available feedback and discuss the market’s response with you. When an offer arrives, we look at the price, terms and what they could mean for your move.
